Designed for landlords who value care as much as compliance

A well-managed tenancy is more than a list of tasks. It is consistent communication, sensible judgement, prompt maintenance handling and a clear record of what has happened and why.

Brenchley’s is intentionally independent and personal. Landlords are not passed between departments or call centres. You receive clear advice, structured updates and a management service that treats the property as a long-term investment rather than another file in a system.

When the rent does not arrive

The measure of a managing agent is the week things go wrong. Our arrears process starts on day one of a missed payment, not week three: contact with the tenant, a written record, a payment conversation, and escalation you are consulted on at every step. Most arrears resolve with early, civil contact; we maintain the payment records and communication history that may be needed if formal arrears action becomes necessary, while recommending specialist legal advice where possession proceedings are contemplated.

What full management can include

Tenant liaison

Day-to-day communication with tenants, helping issues stay organised, professional and properly recorded.

Rent collection

Regular rent collection and landlord statements, with arrears monitored and addressed promptly where required.

Maintenance coordination

Reported repairs are reviewed, triaged and coordinated with suitable contractors, with landlord approval sought where needed.

Routine inspections

Scheduled property visits to help identify maintenance issues, tenancy concerns and longer-term condition matters.

Compliance reminders

Support around key landlord obligations including gas safety, electrical safety, EPCs, alarms and deposit protection.

Rent reviews and check-out

Assistance with rent reviews, tenancy changes, check-out coordination and deposit discussions at the end of the tenancy.

Why management quality matters

Good management protects income, time and relationships. Poor management often shows itself through slow communication, weak maintenance control, missed compliance dates and a landlord who feels they must constantly chase for information.

Our approach is deliberately measured. We focus on clear records, practical advice, sensible escalation and calm communication, so landlords can make informed decisions without feeling drawn into every minor issue.

For many landlords, the value of fully managed lettings is not simply convenience. It is peace of mind that the tenancy is being looked after properly.

Good management should feel

  • Organised.
  • Responsive.
  • Documented.
  • Proportionate.
  • Compliant.
  • Human.

Frequently asked questions

Can Brenchley’s take over management from another agent?

Yes. Subject to reviewing the existing tenancy, agency terms and documentation, Brenchley’s can discuss a managed transfer and help make the process as smooth as possible.

Do you manage properties outside Wimbledon?

Yes. The core focus is Wimbledon and surrounding areas including South Wimbledon, Raynes Park, Southfields, Colliers Wood, Merton Park, Morden, Tooting and nearby South West London locations.

Is fully managed suitable for one-property landlords?

Yes. Many landlords with one property benefit most because they do not have the systems, contractor relationships or time to manage every issue themselves.

Where can I see your fees?

Our current landlord fees are set out on the Fees page, and any agreed service level, charges and terms will be confirmed clearly before instruction.
